I'm an expert at Internet Marketing and Lead Conversion, but I need your help with getting Seller Leads!

I'm always curious to see what people are doing differently than I do to prospect.  As most of you know, I teach my 100MPH Marketing System to generate leads and turn them into customers for life.  This blog is really not about that.  It's more about what you do to generate business in addition to your Internet Marketing. 

Currently we are looking at adding listings to our business plan.  Over the past few years listings were NOT where you wanted to be.  They were all over priced and sat on the market forever.  I made a business decision to stay away from them for a few years...which turned out to be the best decision I have made in a long time!  With that said, it's time to start looking at the listings market and getting back into that game.  The problem is, since I started my Brokerage in 2005, I have not gone after listings.  Prior to that, as an Agent, I had plenty of listings from word of mouth. 

For as much as I know about capturing and converting buyers, I only know two means to get listing leads, well actually three.

1.  Farm and Own a neighborhood - I have a great post card and seminar program to get seller leads

2.  FSBO's - My FSBO program has always worked great for me

3.  Internet Leads - About 50% of our leads have homes to sell but 80% of our leads are from out of state so I can't convert them to customers, but I do get referrals. 

As you can see, I have a few ways to get seller leads, but I'm really interested in finding out if anyone out there has any great creative marketing technique that works.  I tend to do things that are different from other Agents and Brokerages, and would be willing to trade my expertise for your expertise.

A new webinar opened to all Agents from The eHomes Realty Network

Hi Everyone!

I am pleased to report that The eHomes Realty Network is continuing to grow and we continue to keep some of our webinars open to Active Rain members. 

On Wednesday, Nov. 19, at 2pm, I will be holding a webinar called 10 Things to get started in Real Estate.  This is a great information if you are new to the business and even stronger if you have been in the business for a while and are struggling.  Just implement even a couple of these ideas and you will start to see sales come in. 

I will be discussing:

Post Card Mailings - This is how to do them right and so it works.
Affiliate Marketing - Nobody in Real Estate does this and it is a great way to generate customers

Thank you to Unchained for allowing me to teach them Pay Per Click, Lead Capture and Lead Conversion

This past Friday in Orlando, the Bloodhound Blog group got together for their 2nd Unchained event.  In the morning we learned about blogging from such excellent bloggers as Brian Brady and Teri Lussier.  After lunch Kelly Koehler talked about pay per click and the showed us how she analyzes Google to get the most for her money when buying her pay per click. 

I went on around 1pm to speak about pay per click, lead capture and lead conversion.  There were only a few points I needed to make with Pay Per Click since Kelly did such and awesome job.  I spent most of my time talking about lead capture and lead conversion.  I have to admit, I was a little nervous speaking to this group...which is very unusual to me.  This group is known for not being too keen on spending money to get business.  They prefer to blog and experiment with other forms of social networking such as my space and facebook.  So when I started speaking about the cost of doing business and that I am a huge Homegain BuyerLink fan,  I was a little nervous they might attack me in a revolt!  I was pleasantly surprised as they became engaged in what I was teaching and asked many great questions.  Within minutes my nerves were gone and we had a great time for the hour or so that I spoke. 

In the end, we all learned a lot that day.  I learned that there are some very smart people using blogging successfully.  They learned that using Pay Per Click correctly and that Homegain can be their friend and not a typical vendor whose only goal is to take money out of Realtors pocket books.  They also learned that no matter how many leads you generate, if you don't have a strong conversion system you are just wasting your time and money. 

I believe Brian Brady is having CD's made of the event so if you are intersted in hearing what went on, you might want to type Brian Brady in the search tool and let him know you are interested.  From what I have heard, they were up until 3am the following morning planning the next event.  Good job Bloodhound Bloggers.  Thanks again for allowing me into your space!

Thank you Veterans!

This is probably my favorite holiday of the year.  It's a chance for all of us to thank the men and women of the armed services for doing what they do and have done best.  As civilians, we sometimes lose site of our freedoms.  We are so busy complaing about this problem and that problem.  The best part of all the complaing....we are free to do so!  We so often take our freedom for granted, it's easy to do.  We get to enjoy the fruits of our labor, speak our mind as we wish, drive anywhere in our country and for us, able to practice in a field that we love so much!  Yes, we are free to do whatever we wish...as long as it's within the law of course. 

So today, my favorite holiday, I get to say thank you to all of you who have served our country to protect us from harms way.  Please take a moment and remember that we have over 130,000 men and women who are on the front line today doing their duty for our country.  As we sit here and complain about how the real estate market is so bad, let's not forget that these kids are over there living in tents and wondering if they will survive to see their mothers, fathers, wives, husbands and children ever again.  No matter how bad the real estate market is, we still get to go home to our families every day. 

So thank you to all of you who currently serve and have served in the military.  Thank you for the freedom we get to enjoy every day of our lives.  Thank you for putting your lives on the line for the freedom of your fellow Americans.  Thank you for all you do.

Now that the election is over, it's time for all of us to come together!

Hi Everyone!

Well here we are, the day after election.  So of us are elated and some of us are not.  However, the true power of a great democracy is that we all have the right to choose our Presidents.

Most people that know me know I was against Obama from day one.  I am not a fan of his policies at all.  However, he is now going to be our next President and I woke up this morning knowing I don't have any other choice but to be the happy person I am and go on.  Will this be a mistake?  I don't know.  Did people see something that I missed?  Maybe. 

In the end, if we don't start acting as a united country with centrist goals, then we will fail as a society.  All of our problems are easily fixed.  We have some of the smartest people in the world as citizens of the United States.  I have always and will always believe that our system will protect us from the possible evils of an politician.  It hasn't been a great system so far, but it has certainly been a good system.  There is not a country or place (maybe Figi) that I would want to call home.

So as we move into this next phase of our country, let's try to put the past year of blame and tension behind us and let's make our country great!  We all have the power to choose.  You can choose to be ticked off everyone or you can choose to contribute.  I choose to contribute!

Now go out there, give your neighbor a hug regardless of which side of the isle they believe andd let's move on!

I just got back from the Tony Robbins Seminar in Orlando this past weekend!

Hey Everyone!

There isn't much I can say about this past weekend that anyone that hasn't attended a Tony Robbins seminar would understand.  I went there figuring I would get a rah rah session and what I got was a life changing experience.  This was amazing.  From the firewalking event on Friday night where I walked across 2000 degree hot coals to the wild dancing and hugging of everyone there, this is something special.  Five of my Agents came with me and their lives have also been transformed.  Of course none of this will mean anything if they don't carry it through, but I have a sneaking suspicion the will do great!  It was amazing how easy he was able to get 3500 people to change right in front of me.  It was almost like being in a cult it was so powerful! 

I talked with a few people that had been there multiple times.  Not because they needed to be, but because they wanted to be.  I now understand why.  If you ever get the chance to attend a Tony Robbins seminar I highly recommend this for you and your spouse too.  I didn't take my wife, but I wish I had.  I talked with a few couples who said this seminar has opened up their relationship to the highest level.  I'll be taking my wife next time!

I have spent the past almost two years helping Agents become successful.  As most of you know, I run The eHomes Realty Network.  Since I lauched the Network, I have had been able to help more Agents who actually are motivated to become successful.  This weekend made me realize that most of the people who had contacted me in the past year or so to help them succeed with their Real Estate career and most importantly their Internet program were not really Agents that want success.  I must have talked with 100 Agents in the past year, prior to opening the Network and there were maybe 5 that actually did anything.  What does that tell you?  It didn't tell me much until this weekend.

There are so many Agents out there...and on here on Active Rain, who say they want success.  However, as most of us know, saying and doing are two different things.  Based on my numbers up there, only 5% of the Agents who are out there really are motivated to do anything to increase their business.  Why is that?  Why would an Agent seek out help, especially of a proven business model, and at the time free advice, not do anything.  I believe it really comes down to their fear of failure mostly.  After all, you can't fail if you don't try.  It's easy when you say you should do something, but what happens if you say you MUST do something.  The reality is that I don't think most Agents understand that they have the power to be successful if they just changed the word "should" to "MUST".  One of the things I learned this week is the only way to break out of your paradigms is to know you must accomplish your goals versis thinking you should accomplish your goals.  When you MUST do something, you get it done.  When you should do something, you may, but doubtfully, get it done. 

Let's look at the difference.

Agent 1: I should try to use the Internet to generate more revenue.
Agent 2: I Must use the Internet to generate more revenue.

I would put my money on Agent 2 every day of the week here.  When someone Must do something, there is no other option. 

If you really want to be successful, and you aren't accomplishing this now, then what are you waiting for?  It's time to get yourself together and do something about it.

Bringing your business to The Next Level!
