Do you actually market your website?

Ok, I know that might be a stupid question, but I'm really interested to see if anyone answers this and what they have to say.  I talked with about a dozen Agents today and none of them spend a penny on marketing for their website.  That actually surprised me.  I wasn't expecting that answer.  Usually that number is about half of the Agents I talk to which was surprising in itself.  So, since most of the people I talk to are from Active Rain I figured I would ask you.  Do you market your website or is it just sitting there waiting for someone to find it?

Just Do It! Don't you think it's your time to shine!

This is my last post before I call it a night.  I've had a few good comments on my blogs tonight and I also have received a few interesting emails.  I was just sending a friend of mine an email trying to motivate her to write a book she has been almost writing for years.  Get the key word there..."almost".  So how many of you out there are "almost" going to change the way you have been doing business.  Just like my friend, I know that I have talked to hundreds of Agents who are almost going to change their business model.  After all if you aren't doing anything to change, do you expect to get a different result next year at this time. I can tell you out of the 20 or so people I talk to on a weekly basis maybe 1 actually takes any action.  That amazes me.  I have basically told people exactly how our company has been successful even in this terrible market and yet they still do nothing to change the way they do business.

So let's take a quick look at something.  I was on a radio show yesterday with Barry and Barry on Real Estate Radio USA which you can listen to at: http://www.realestateradiousa.com/blog/2008/08/08/real-estate-radio-usa-episode-172/# .  One of the many things we talked about is why are so many Agents afraid to use programs that are already successful.  For instance, why would all of you not follow my eHomes Realty Network and 100MPH Marketing program when it has been proven successful for 6 years running now.  Each year with more growth than the last year. 

In the end, it doesn't really matter what you do, as long as you just do it.  Are you afraid of failure?  Yes, It's very true that you won't fail if you don't try.  You have decided to get into the business of Real Estate.  The way I see it, you have three choices. You can do things the old way, the new way (Internet) or you can do a combination of both.  My best Agents do a combination of both.  Regardless of what they are doing, they are doing it! 

Maybe it's time to discuss the mirror with you.  In my opinion, the mirror is the most powerul tool I have to succeed in business.  When you look in the mirror, and look deep into your own eyes, you simply can't hide the truth.  It's very easy for most of us to rationalize everything.  However, when looking in the mirror you can't lie.  It's impossible because you know the truth.  I have been using the mirror for years and I believe I have accomplished most of what I have accomplished with my life beacuase of the mirror.  Ok, over the past few years it has gotten pretty scary as I have grown old...but as long as I just keep it to my eyes I'm ok looking at myself!  So my challenge to you is this.  If you are not satisfied with your success as a Realtor or if you just want to do more business.  Go stand in front of the mirror and ask yourself the following questions.  Be sure to stare deep into your eyes.

1.  Do I work full time?  Am I working 40 or 50 hours per week?  If not, there is a good chance you will never be as successful as you would like.   This doesn't mean busy work, this means actual work! 

2.  Am I a good person?  Did I do something to help someone else today?  I'm a big believer that when you help others, others will help you.  Everyone that I know and that I have read about will tell you that the more they helped others the more the universe helped them.  Strange but very true!

3.  Did I create a marketing plan to increase my business?  If you don't have a plan you can't get where you want to go.

4.  If you have written your daily goals....Did I accomplish my goals today?  If not, then you need to evaluate why...it is possible that you make your goals to lofty.  When making your goals, make sure you determine goals that will be challenging yet attainable. 

If you just did this every day and held yourself accountable, you will begin to see changes in your business and your future.  You have complete control over your business.  No longer can you blame the market or anything else for that fact.  It's time to take control of your business life, your personal life and your future.  After all, if you don't care about yourself, why should anyone else care about you.  In the end, you own your own business.  You control your destiny.  Yes, you can always be mediocre if you choose, but with all the tools and successful systems out there, why would you wnat to settle for mediocrity.

So what is the real story with Internet Leads?

Over the past few months I have received several emails from Agents stating that Internet leads are a waste of time.  They have said that they are not real leads and that they never buy homes.  They have talked badly about companies such as Homegain's BuyerLink program even though they have never tried the program.  All in all it just seems to me that most of the people who are complaining about how poor Internet leads are don't really have the training, capture tools or conversion systems available to them to help capture and convert leads to customers for life. 

So what is the real story? 

In reality, if you don't have the proper site then all those negative statements are true.  You will not have a good experience with Internet Leads.  In fact, you will waste a ton of money and most likely blame it on everything but your site...why?  The reason is simple.  You don't know how to build a site that has the tools and you have never been trained on any successful conversion systems.  It's not your fault, but before you blow off Internet Leads all together, maybe you should take the time and see if it's your site that is the real problem. 

Every once in a while I open myself up to a lot of extra work by evaluating websites for free.  Of course I don't write a book about your site, but I will give you a few hints on what you need to do to capture more leads.  Keep in mind though, this is only half the battle.  You still have to find a system to help convert them to sales.  As you may have heard, we are launching The eHomes Realty Network on Monday.  The purpose of this post is not to promote that site, but if you have no conversion systems and don't understand the Internet, you may want to join.  You can't get info like this for only $39 per month.  Ok, the reason for this post is to see if your site needs to change if you want to at least start capturing leads. It's impossible to get experience in converting leads if you are not capturing leads in the first place.

So the real story with Internet Leads is if you have a good capture tool with a great follow up and conversion system Internet Leads are awesome!  Our office, Tropical Realty of Suntree in Melbourne Florida is living proof.  Last year we were number one in Brevard County working with Buyers.  This year we are hovering between number one and number two.  We should end up with over 250 Sales from the Internet for 2008!  All of our business comes from the Internet and even our referrals are referrals from customers that we gained through the Internet.  Currently we have 46 inhouse Listings....90% of those came from our buyer leads that had homes to sell.  We love Internet Leads!

100MPH Marketing Software and System will be available to individual Agents in Florida

As we are getting ready to launch our 100MPH software shortly, we have been asked by a ton of individual Agents how they can get involved if their Brokers are not interested.  At first we were only going to offer this through brokerages.  However, with so many requests, I sat with my tech guys to see how we could accomplish this for these Agents.  The great news is it's not a problem to offer this to individual Agents.

My guess is this will be good to go in Florida sometime in Mid-September.  Currently we are spending time enhancing the product as we continue to test it in our Melbourne and Merritt Island Florida offices.  It's working exactly as it's supposed to the great news is our sales have increased since launching it inhouse June 1, 2008. 

Pricing is still being discussed but will most likley be as follows:

Brokerages and Teams - $200 Admin per month plus $50 per Agent per month

Individual Agents - $99 per month. 

The software package includes the IDX system for your site (if you don't have a site, we have sites available) and the 100MPH Marketing Software that works the backend through the use of the IDX system.

A Marketing switch for The eHomes Realty Network

As many of you know, I have soft launched The eHomes Realty Network. Almost as soon as I did it, I pulled it back off the market until I resolved a few things.  One of the most pressing issues for me was whether to deal with Brokers or Agents.  I receive emails on a daily basis these days from Agents, not Brokers, asking me to help them in their Internet Marketing, Lead Capture and Lead Conversion.  I had one today who really wanted to join the network but wasn't able to get his broker to buy into the lead capture and conversion thing. 

For that reason, I have decided to allow Agents to join as individuals and receive the same benefits as I was going to give the Brokers...but at a much small price.  It is still $495 for a brokerage per month, but since my goal is to help both Brokers and Agents, I am offering the membership at $39.95 per month for Agents. 

One of the other issues I had is my goal of keeping this exclusive.  For that reason, I will only allow a minimal amount of Agents per area.  After all, I don't want to teach everyone how to do this.
