Mitch I misesd the webinar.  I'm curious if the conclusion was whether forced registration is best for generating leads or not.

Hey Tony!  I have always concluded that forced registration is the way to go.  I actually did a replay of this webinar today because I had a bunch of people that missed it.  It's now posted for my members on my site.  Here's the deal.  If you don't have forced registration, you are missing out on hundreds and hundreds of leads.  The upside is you have a ton of leads.  The downside of course is that most of those leads won't buy.  That's the nature of the beast.  I can tell you that when I first got into this in 2002, I didn't have forced registration and I would receive an inquiry here and there for my $500 a month I was spending online.  Once I switched to forced registration, especially back then (I was getting a 25% capture rate), that would result in at least 100-150 leads.  At that time I was averaging around 3-4 sales per month from the Internet.  Before that I was probably only receiving one sale every once in a while. 

Now, since we have our conversion program down so good, 150 leads is going to equal about 6 or 7 sales.  The better we get at conversion, the better our numbers are getting.  Last year we closed an average of 1 out of 34 leads.  This year we are closing an average (from jan-june) of 1 out of 24 leads.  I have one agent who is on fire and closing 1 out of 8 leads.  I wish all my agents were like that!
